Can you help me find an investment property?
Yes. DWM Properties Inc. has a Real Estate department that specializes in finding investment properties. -
Can you represent me in the sale of my property?
Yes. DWM Properties Inc. has a real estate department. Please note, if you wish to sell your property while it is occupied by a tenant it is much easier to sell through us due to scheduling showings, relationship with the tenants, familiarity with the house, etc. -
How do you determine the best rental rate for my property?
Our first meeting usually consists of Don visiting your property and presenting a rental market analysis. We find it extremely important to initially talk with each owner to get an idea of their wants and needs for their investment property. We take that into consideration as well as the current rental market in order to find the best rental rate for your property. -
Should I allow pets at my property?
Allowing a pet policy for your property is completely up to the owner. By allowing pets, you do open your property to a larger variety of tenants, and may help rent your property quicker. We do ask that for each pet the tenants pay an additional $500 pet deposit. -
What areas do you serve?
DWM Properties Inc. serves all cities in Santa Clara, Santa Cruz and San Mateo County. -
What if there is an after hour or weekend repair emergency?
We have a 24-hour emergency system that allows us to make sure any emergency repairs are taken care of as soon as possible. Our vendors also have a weekend/after hour service available. -
What is the screening process for tenants?
DWM Properties Inc. takes the tenant screening process very seriously. We focus on rental history, previous landlord verifications, credit history and background checks, as well as contact current landlords and employers to verify employment. -
When do I get my owner statements?
Owners will have 24/7 access to all statements via the owner portal website. You can review past statements at any time and view the current monthly statement by the 10th-15th of each month.When do you collect rent?
Rent is due by the 1st of the month and payments will be posted to the owners account no later than the 15th of the month.Who pays for water, electricity, and gas?
Tenants will transfer the utilities into their name during their tenancy. Typically this includes Water, PG&E, and Garbage, unless stated otherwise by your property manager. In San Jose the garbage bill will need to stay in the owners name so the tenants will pay this fee in addition to the rent to management each month. Gardening and pool service is usually paid for by the owner.
